Genesis will often act as the clients' representative in the hotel development process. Genesis is able to draw upon the skills of its staff and partners to deliver these services in a consistently professional manner.
- Prepare Request for Proposal for design team
- Evaluate RFP for suitability and make consultant recommendations
- Negotiate final contract terms with consultants
- Prepare and monitor the project development schedule
- Evaluate and comment on functional hotel design done by design team
- Coordinate design standards and comments received from the operator
- Review and implement operator's differential agreement
- Monitor the preparation of construction documents
- Coordinate the quantity surveyor preparing the construction budget
- Update the financial model for the project to reflect costing and/or program changes
- Coordinate the biding process for general contractors or a construction manager
- Monitor construction progress and quality on behalf of the Client
- Evaluate and negotiate changes to the construction contract
- Procurement of furnishings, fixtures and equipment
- Upon completion of the project, provide asset management
